Force 10 is a building system that has been engineered to provide a superior structure in environments subjected to cyclonic force winds and earthquakes. It is best suited for regional areas that are subjected to these environmental conditions and other remote locations in Australia and the world where transportation of building products is a costly exercise. FORCE 10 package the whole, complete building into one delivery, frequently in a secure container, to ensure the complete building reaches the site for construction. Because everything for the building is delivered in one go, the time of the builder and trade person on site is minimised as there is no delay in waiting for different trades to turn up at the site. This can save an enormous amount of on “site time”. In addition because Force 10 is a bolt together/ tex screw fixing system, the buildings are fast to install and can be completed by a team of semi skilled persons lead by an experienced builder. This reduces both time and labour construction costs on site and provides the economies achieved by the FORCE 10 Building System. The FORCE 10 Building system uses environmentally friendly materials that are safe, strong, and resistant to fire, termites and rot. Because it is a component system, it can be utilized to develop almost any building plan, both residential and commercial. Force 10 buildings are also ideal for schools, clinics, government buildings, resorts, mining camps in remote areas where conventional building is sometimes difficult and slow to achieve because of long transportation distances. All Force 10 buildings are considered low maintenance buildings once completed. What does a Force 10 building cost?
FORCE 10 buildings are quite cost competitive when
compared to conventionally built homes that are constructed to an equivalent
engineering standard. FORCE 10 use quality materials and our finished product is
superior to most other building systems. Material supply costs may be less in
some locations for locally sourced materials, but availability is frequently an
issue. With Force 10, availability is not an issue because everything is
supplied for the building at the cheaper capital city prices. There are freight
costs for delivery of FORCE 10 depending on location and remoteness of the
project, but local material suppliers have to include freight, storage and
handling costs in their local prices. Please visit our contact us page to enquire or click here. What is the Force 10 Guarantee? The Force 10
Building system is engineer designed and certified to the Australian Standard
Wind Code AS 1170.2 for the regional design wind speeds specified in the code.
It can be shown that forces from these winds are also equivalent to seismic
forces due to earthquakes. In Australia and New Zealand, buildings in known
earthquake regions must also be designed to the Australian Code for Earthquake
loading. FORCE 10 performs well structurally in either condition. Can homes be built on steep or remote sites? Force 10 structures have been built in many locations considered too difficult to build on or where conventional construction would take considerably longer to build. We can build with the Force 10 System on any site and at any location where our building materials can be delivered, whether by container, truck, boat, helicopter or by road. By utilizing our steel floor system, the excavation and foundation work is kept to a minimum and typically eliminates the need for heavy equipment. Can I use my own builder or build it myself?
It is recommended that you utilise an accredited
FORCE 10 builder to assist you with the construction of the project, which may
only mean the services of one accredited person. If you and your friends have
reasonable skills, then you should be capable of providing the remainder of the
labour force required for the work. How long does it take for the Force 10 package to arrive on site? We currently manufacture Force 10 component packages in our production facilities in Brisbane, Queensland. A typical turn-around time is 6-8 weeks from the submission of a Request for Quotation until the Force 10 package is completed at the factory and ready for delivery. During this period, complete engineering drawings are produced and sent to the client for approval. Delivery time to site is a function of the distance and means of proposed transport to site. Each case has to be evaluated How long will it take to build a Force 10 house? A typical three bedroom FORCE 10 house of 160 m2 is estimated to take 3-4 weeks to complete to Lock Up with a crew of 4-5 persons. A typical site construction schedule will include the following activities :
Note: Construction time will vary with location, due to remoteness, number of persons in the team and their skill levels, site conditions and weather. A number of the activities listed above can be undertaken at the same time as other activities are being completed to bring the overall time to around 4 – 6 day weeks. The Force 10 component package described above includes all the materials needed to make the building weather-tight and complete to lock up stage. Why is Force 10 better than conventionally built buildings? Force 10 International engineers have spent millions of dollars and over ten years developing a building system that solves many of the problems associated with building in the regions plagued by natural disasters. They have developed a manufacturing technique that produces aesthetically pleasing and affordable buildings that will withstand these destructive forces of nature. FORCE 10 offers an excellent alternative building method that also reduces the risk of damage due to fire, rot and termites that can destroy conventionally constructed buildings that use timber framing. Force 10 homes also reduce the pressure on forest reserves for building materials and minimise construction waste. Is Force 10 a "pre-fab" or "kit" home?
Force 10 is an engineered building system that
utilizes components manufactured to ISO 9001 Quality Assurance standards in a
state-of-the-art production facility. All the components of the FORCE 10 system
are ready for installation and require little to no additional work to complete
an element or component. Kit or pre-fab homes provide framing that needs
addition work on site work to complete the component, walls for example need
external and interior cladding and sheeting applied separately. FORCE 10 walls
are supplied with cladding , windows and doors already fitted. Does a Force 10 home look different than a timber or brick/block home? No. In fact many people comment that upon first visiting a completed home, they can't tell the difference between a conventionally built home and a Force 10 home. We have many satisfied homeowners who feel that their Force 10 home is superior in quality of finish and strength to other standard homes in their area. The finished Force 10 home is aesthetically pleasing and matches the prevailing architectural styles of the location where it is built. We encourage you to visit a Force 10 home to see first-hand the finished quality and engineered strength of every building. What effect does the costal environment have on the Force 10 building? The
coastal environment is one which occurs within a band of 2-3 km from the
coastal shore line. This environment is frequently impacted by moist,
salt laden air which can leave higher salt concentrations on buildings
than other environments. Salt enhances the corrosive environment on
structures, be they metal or concrete. For this reason home owners are
advised to undertake regular maintenance of their properties by washing
down their buildings with fresh water to remove the salt and extend the
performance of the finishes on their homes.
How do I hang a picture on a wall? It is very easy to attach a picture, heavy mirror, or a cabinet to the Force 10 wall panel. Every wall surface, both interior and exterior, consists of a very strong fibre-cement sheet that can be used for attaching a variety of objects. In the case of heavy objects, fixings can be made through the steel studs at the perimeter of each panel. That stud can be found by a stud detecting meter.
